Earlier this year I was contacted by a neighbor, Rick, who wanted to sell his home of 18 years. His elderly mother was experiencing dementia and he wanted to move to Missouri to be closer to her.
In a "normal" market, his home would have sold super quickly and easily. However, we are not in normal times.
I met with Rick and gave him some suggestions on cleaning & decluttering and I did some minor staging. We had a carpet cleaner come in, and he had several windows replaced. We went on the market in late March, right when Covid was rearing it's ugly head. We went under contract fairly quickly; however, that buyer terminated due to cold feet about 10 days later.
That was right went Colorado went into "Covid Lock Down" and in-person showings weren't allowed. UGH!

Even though in-person showings weren't allowed, I continued marketing the property online and on social media. I got a 3D Matterport tour of the home and I also held several "virtual" open houses via Facebook Live and Zoom!
Fortunately, we went under contract with another buyer after about a month when showing restrictions loosened up a little. We finally closed about 45 days later.
Rick and his dog Molly are now all settled into their new home in Missouri where they get to visit Mom regularly.
Many sellers are on the fence about selling their home during a pandemic; however, if you have the right agent working for you, there's no reason you shouldn't be able to sell. We are still in a HOT seller's market here in Colorado.
