CMA (Comparative Market Analysis)
Before we consider listing your home, it's important to establish value, or what it will likely sell for in an open market. I'll complete a thorough CMA, (Comparative Market Analysis) report using recent sold data, current homes listed for sale and any withdrawn or expired listings in your immediate neighborhood.
Home Evaluation / Cleaning / Decluttering / Staging
I will walk through your home and identify areas that need to be cleaned or decluttered. I will also hire a professional stager who will consult with you and make changes that will help make your home show well and look great in photos.
Proper List Pricing
Prior to listing, we will review the CMA again and develop a pricing strategy that will get the best results. A property that is priced too high for market conditions may linger on the market. A property that's priced too low can leave money on the table that should be in your pocket.
Photography & Virtual Tour
Most buyers start their home search online. Therefore, having high quality photos is vital to driving traffic to your home. I will hire a professional photographer to take 30-40 high quality photos and create a 3D Matterport virtual tour.
Digital & Print Marketing
Through the magic of IDX technology (information data exchange) your home will have a comprehensive internet presence on all local, national and brokerage websites. I will perform additional marketing “buzz” on social media websites & apps such as Facebook, Google+, LinkedIn, and Instagram. A QR code posted on the sign and on social media posts will help to capture buyer information for quick follow-up. In addition, I'll create a 4-color property brochure to leave in the home which highlights features that may not be listed in the MLS.
Showings & Open Houses
Once your home is on the market, showings are managed through an online and app-based showing service. In addition to regular showings by buyer's agents, I will also host several open houses if desired and on an as-needed basis. Open houses can be effective in driving more traffic to the home and exposing your home to a pool of buyers who may not have seen it yet.
Markets don’t just change monthly, they change daily in many instances. As new listings come on the market and others sell, the supply/demand ratio changes and your price may need to be adjusted. I'll provide you with regular market updates to keep you in the loop and discuss any changes we need to make.
Once we get offers, I will review them with the seller and explain the pros and cons of all of the terms and conditions. I will skillfully negotiate with the buyers' agent to get you under contract with the best price possible, with the fewest concessions and that will close in a timely manner.
Inspections & Repair Negotiations
Once under contract, I'll negotiate with the buyers' agent on any inspection issues, appraisal issues, or HOA concerns or loan approval issues and facilitate resolutions that are acceptable to you, the seller.
