Success Story: 3321 Queen Ct - Akyuna & Elena
First time buyers Akyuna and Elena were referred to me by my other first timers, Sara & Drew. They first reached out to me in Spring 2018, wanting to buy either a condo, town home or single family home near their jobs in Boulder. 
They had already been referred to a lender and had been pre-approved. However, what they wanted and what they wanted to spend didn't quite line up. We looked at several properties, but they quickly realized that they needed to make some adjustments.
In order to be successful in buying their "dream home" they would need to:
a) Increase their purchase price (which would open up more options); and/or
b) Change their search criteria such as location, size, etc. (which would also open up more options); and/or
c) Save more money for down payment (which would lower their monthly payment); or
d) All of the above.
First Answer: C
They decided to put their home search on hold for a little while so that they could save more money for a down payment. By saving enough money for 20% down, they would be able to reduce their monthly payment and not have any mortgage insurance.
Later that year in August 2018 Akyuna & Elena decided to start house hunting again. They had been able to save more money for down payment; however, interest rates had gone up so they were basically still looking at a payment higher than they were comfortable with. They also weren't super excited about what we saw in their price range. So, they put house hunting on hold again.

By late Fall 2018 Akyuna & Elena had saved even more money AND they were open to looking at homes in other areas, and in a slightly higher price range. We saw this home at 3321 Queen Court in Broomfield that had been sitting on the market for a little while (over a month). The seller had priced it too high to begin with, and it was a relatively slow time of year, so the home sat on the market for a "whopping" 46 days. After a few price reductions it finally showed up in our search criteria. The seller was motivated and accepted our offer ($4K less than list price).
My wife and I purchased a house with Sally and were very happy with our experience!
We never felt rushed or pressured by Sally to move forward with something we weren't 100% on. That was important for us to feel like we made the right choice/gave us the time to find the right fit.
She sent us great listings and always made herself available for questions. Also, she was able to make our schedule work when we wanted to go see a home.
