Truth: Rates are coming down. Prices are coming down in many markets, inventory keeps growing, and buyers finally have leverage again.
Buyer Myth #2: “You need 20% down.”
Truth: Most Colorado buyers only put 3.5–5% down. In addition, many sellers are offering to pay for buyers' closing costs.
Buyer Myth #3: “All of Colorado is too expensive now.”
Truth: There are still affordable pockets around the north metro Denver area, including Thornton, Broomfield, and Nothern Colorado towns like Erie, Longmont, Firestone, Loveland & Greeley.
Seller Myth 1: “Homes don’t sell in winter.”
Truth: Motivated buyers are out there right now. Many sellers are putting off listing their home until Spring. If you wait until Spring as well to list your home, you'll have much more competition.
Seller Myth #2: “Zillow knows my home’s value.”
Truth: Automated values miss Colorado’s micro-markets (like a specific neighborhood) and don't take into account things like location, updates or views. Local comps + an expert eye will give you a much more precise value for your home.
Seller Myth #3: "I want to price higher so I have room to negotiate.”
Truth: Overpricing = fewer showings and longer days on market. Pricing right attracts the MOST buyers, and stronger offers. If your home has been sitting for weeks, or even a month, you're priced too high.
Don't believe all the myths you hear about buying or selling real estate. Even during the winter holidays, it IS possible to buy and/or sell, especially if you have the right agent on your side.
