Local Expertise. Honest Guidance. Real Results.
If you're thinking about buying or selling a home in Broomfield, having a Realtor who truly knows the area can make a big difference.
I'm Sally Heldman, a Broomfield Realtor and Broker Owner of Heldman Real Estate / Metro Brokers, and I've been helping Colorado buyers and sellers since 2008. I'm based right here in Broomfield and work throughout Broomfield, Boulder County and the north Denver metro area.
Over the years, I've helped clients buy and sell everything from condos and first homes to luxury properties, investment properties and homes for people entering a completely new stage of life.
After more than 240 real estate transactions and 100+ five-star client reviews, one thing hasn't changed: I believe real estate should be about helping people make good decisions — not pressuring them into making one.
Why Live in Broomfield?
There's a reason I call Broomfield home.
We're in a pretty sweet spot between Boulder and Denver, with convenient access to both — but without having to live in either one. Head west and you're in the foothills and mountains. Head south and you're in Denver. And right outside your front door, you'll find miles of trails, parks and open space.
Broomfield offers a surprisingly wide variety of housing, too. Depending on where you look, you'll find established neighborhoods with mature trees, newer communities, townhomes and condos, golf-course communities, luxury homes and 55+ living.
Some of Broomfield's communities and neighborhoods include:
Anthem Highlands • Anthem Ranch • Broadlands • Country Estates • Crofton Park • Eagle Trace • McKay Landing • Red Leaf • Skyestone • Westlake • Wildgrass
And plenty of wonderful smaller neighborhoods in between.
Buying a Home in Broomfield
Broomfield isn't one single housing market.
Homes and neighborhoods can vary considerably depending on location, age, school district, HOA, amenities, lot size and proximity to open space.
That's where local knowledge becomes important.
When I'm helping a buyer, I'm not interested in simply opening doors and telling you how beautiful the kitchen is. You can see the kitchen yourself.
My job is to help you understand what you're buying.
We'll look at comparable sales, neighborhood trends, resale potential, property condition, HOA considerations and anything else that could affect whether a particular home makes sense for you.
And if I think there's something you should be concerned about, I'll tell you.
I'd much rather help you walk away from the wrong house than convince you to buy one just so I can make a sale.
Selling a Home in Broomfield
Selling successfully isn't simply putting your home in the MLS and waiting for someone to show up.
Today's buyers have choices.
That means preparation, pricing, presentation and marketing matter.
I work closely with my sellers before their home ever hits the market — helping determine which improvements are worthwhile, what doesn't need to be done, how to declutter and prepare the property, and how to position the home against its competition.
Once we're on the market, I use professional photography and strategic online marketing to showcase the property and its neighborhood.
And then comes one of the most important parts of my job: negotiating.
Price matters, but so do financing, inspection terms, appraisal risk, concessions, deadlines and the likelihood that the buyer will actually make it to closing.
My goal isn't simply to get your house under contract.
It's to get you successfully through closing.
Broomfield Is Changing — And Growing
One of the things I love about Broomfield is the mix of established neighborhoods and newer development.
Areas like Baseline continue to grow in northeast Broomfield, while plans and redevelopment around Broomfield Town Square, FlatIron Crossing and the US-36 corridor are creating new housing, shopping, dining and gathering spaces.
That evolution can affect everything from lifestyle and traffic patterns to housing demand and long-term resale considerations — another reason I believe real estate decisions should be made with more than just the house itself in mind.
Outdoor Life in Broomfield
If you like being outside, Broomfield makes it easy.
The city has an extensive network of parks, trails and open space, including places like Broomfield County Commons, McKay Lake, the Big Loop Trail and miles of neighborhood paths.
For me, that's a big part of what makes living here feel like Colorado.
And yes — I'm one of those people you'll regularly see out walking my dog, Tater. 😊
Which Broomfield Neighborhood Is Right for You?
That's a much better question than simply asking, “What's the best neighborhood in Broomfield?”
Because there isn't one answer.
You might want newer construction and community amenities. Someone else might want mature trees and no HOA. You might want trails right outside your door, a 55+ community, a larger lot, easy access to Boulder or something that keeps your Denver commute manageable.
Tell me how you actually want to live, and then we can figure out which areas make sense.
That's one of my favorite parts of working with buyers.
Frequently Asked Questions About Broomfield Real Estate
Is Broomfield a good place to live?
Broomfield offers a combination that's difficult to find elsewhere along the Front Range: access to both Boulder and Denver, extensive parks and open space, mountain views, diverse housing options and convenient access to the mountains.
Whether it's right for you depends on your lifestyle, budget, commute and priorities — and those are exactly the things I help buyers sort through.
What kinds of homes are available in Broomfield?
A little bit of everything.
You'll find condos and townhomes, older single-family homes, newer planned communities, golf-course properties, luxury homes and 55+ communities such as Anthem Ranch and Skyestone.
How much is my Broomfield home worth?
Online estimates are a starting point, but they don't know that you remodeled the primary bathroom, replaced the windows or that the house down the street backs to a busy road while yours backs to open space.
For an accurate estimate, I look at recent comparable sales, current competition, condition, location, upgrades and what's happening in your specific neighborhood.
Is now a good time to buy or sell in Broomfield?
That depends far more on your circumstances than on a headline about “the market.”
Inventory, interest rates, pricing and buyer demand change constantly. Instead of trying to perfectly time the market, I help clients understand what the current numbers mean for their particular situation.
Sometimes moving now makes sense.
Sometimes waiting does.
I'm perfectly comfortable telling you either one.
