Erie isn't just another community where I sell real estate. It's a place I called home for 18 years and where I raised my daughter.
During those years, I watched Erie change dramatically — from a much smaller town surrounded by open land to the thriving Front Range community it is today. I've watched neighborhoods grow, schools and businesses open, downtown evolve, and new residents discover what those of us who lived here already knew: Erie is a pretty special place.
I'm Sally Heldman, a Realtor and Broker Owner of Heldman Real Estate / Metro Brokers, and I've been helping Colorado buyers and sellers since 2008. Today I'm based in Broomfield, but Erie remains one of the communities I know best and an important part of my real estate business.
After more than 240 real estate transactions and 100+ five-star client reviews, my approach is still pretty simple: give people good information, honest advice and the local knowledge they need to make the decision that's right for them.
Why Live in Erie?
Erie offers something that's becoming harder to find along the Front Range: a community that has grown significantly while still holding onto much of its small-town personality.
Historic Downtown Erie has local restaurants, shops, events and gathering places, while newer development has brought additional shopping, dining and amenities throughout town.
But one of my favorite things about Erie has always been the outdoor lifestyle. Trails, parks and open space weave through many of the neighborhoods, and on a clear day, those Front Range views are hard to beat.
Erie's location is another big draw. You're within reach of Boulder, Denver, Broomfield and the northern metro area without necessarily feeling like you're living in the middle of a big city.
Erie Neighborhoods & Homes
One of the biggest changes I've seen during my years in and around Erie is the variety of housing that's now available.
You'll find established neighborhoods as well as newer master-planned communities, townhomes, larger homes and lots, homes backing to open space, and properties with some pretty spectacular mountain views.
Communities include Kenosha Farm, Erie Village, Vista Ridge, Flatiron Meadows, Colliers Hill and Compass, along with many other neighborhoods both old and new.
Each has a different personality, price point and set of considerations. That's why I don't believe there's one “best” neighborhood in Erie. The better question is: Which neighborhood works best for the way you want to live?
Buying a Home in Erie
Erie's growth means buyers have plenty to consider beyond the house itself.
Location within Erie, neighborhood age, HOA amenities and fees, schools, taxes, new construction nearby, commute patterns and future development can all affect both your experience living in a home and its eventual resale.
When I'm helping buyers, my job isn't simply to open doors and point out the pretty kitchen.
We'll look at comparable sales, neighborhood trends, property condition, competition, resale considerations and anything else that could affect whether a home makes sense for you.
And if I see something that concerns me, I'll tell you.
I'd much rather help you walk away from the wrong house than convince you to buy one just so I can make a sale.
Selling a Home in Erie
Erie's housing market has changed enormously over the years, and today's sellers are competing for buyers who may be considering everything from an established Erie neighborhood to brand-new construction.
That makes preparation, pricing, presentation and marketing especially important.
Before your home goes on the market, I'll help you determine which improvements are worthwhile, what doesn't need to be done, how to prepare and present the property, and how it compares with the homes buyers will see alongside yours.
Once we're listed, professional photography and strategic online marketing help showcase not just the house, but the lifestyle and neighborhood surrounding it.
Then comes one of the most important parts of my job: negotiating the contract and helping you successfully navigate inspections, appraisal, financing, deadlines and closing.

Which Erie Neighborhood Is Right for You?
Maybe you want an established neighborhood with mature landscaping. Maybe you'd rather have newer construction and community amenities. Perhaps trails and open space are at the top of your list, or you're looking for mountain views, a larger yard or an easier commute.

Is Erie a good place to live?
Erie appeals to people who want access to Boulder and the Denver metro area while still enjoying a smaller-community atmosphere, parks, trails, open space and Front Range views. Whether it's right for you depends on your budget, commute, lifestyle and priorities.
Are there newer homes in Erie?
Yes. Erie has experienced substantial residential growth, so buyers can choose from established neighborhoods as well as newer and newly constructed communities. New construction can offer advantages, but it's still important to compare pricing, incentives, lot location, taxes, HOA costs and resale considerations.
How much is my Erie home worth?
Online estimates can provide a starting point, but they can't fully account for upgrades, condition, lot location, views or differences between Erie neighborhoods. I look at recent comparable sales, current competition and the specific features of your property to help determine a realistic market value.
Is now a good time to buy or sell in Erie?
That depends much more on your situation than on a national real estate headline. Inventory, interest rates, pricing and buyer demand change over time, but so do people's lives. Sometimes moving now makes sense. Sometimes waiting does. I'm comfortable telling you either.
