Lafayette: Small-Town Character in the Heart of Boulder County
Lafayette has always struck me as one of those communities that can surprise people.
It's close to Boulder and Broomfield, but it has a personality all its own — an established downtown, older neighborhoods with mature trees, newer communities, parks and trails, and a wide variety of homes and price points.
I'm Sally Heldman, REALTOR® and Broker Owner of Heldman Real Estate / Metro Brokers, and I've been helping Colorado buyers and sellers since 2008. I've worked with buyers and sellers throughout Lafayette and across Boulder County, and one thing I've learned is that real estate here can vary considerably from neighborhood to neighborhood — and sometimes from one street to the next.
After more than 240 real estate transactions and 100+ five-star client reviews, my approach remains pretty simple: give people good information, honest advice and the local knowledge they need to make a decision that's right for them.
Why Live in Lafayette?
One of Lafayette's biggest advantages is location.
You're close to Boulder without necessarily paying for a Boulder address, convenient to Broomfield and the north Denver metro area, and still within easy reach of the foothills and mountains.
But Lafayette isn't simply a convenient place between other places.
Old Town gives the community a genuine downtown, with local restaurants, shops and gathering spots. Waneka Lake, neighborhood parks, trails and open space make it easy to get outside, and different parts of Lafayette offer very different styles of living.
That's part of its appeal.
Lafayette Neighborhoods & Homes
Lafayette has a surprisingly diverse mix of housing.
You'll find older homes near Old Town, established subdivisions with mature landscaping, condos and townhomes, newer construction and larger properties in and around the community.
Some buyers want to be able to walk or bike into Old Town. Others prioritize a larger yard, newer home, trails and open space, mountain views or convenient access to Boulder.
There isn't one “best neighborhood in Lafayette.”
There's the neighborhood that works best for you.
Buying a Home in Lafayette
Buying in Lafayette involves more than deciding whether you like the kitchen and the backyard.
Homes can vary significantly by age, condition, lot, neighborhood, HOA, renovations and location. Even properties with similar square footage can have very different values.
That's where I believe an experienced Realtor should add value.
When I'm helping you buy, we'll look at comparable sales, current competition, property condition, neighborhood trends and resale considerations. We'll also pay attention to the things that aren't always obvious in listing photos.
And if I see something that concerns me, I'll tell you.
My job isn't to convince you to buy a house.
It's to help you decide whether it's the right house.
Selling a Home in Lafayette
Today's buyers have access to an enormous amount of information before they ever walk through your front door.
They've seen the photos. They've looked at competing homes. They've probably checked an online estimate or two.
That makes preparation, pricing and presentation important.
Before listing your Lafayette home, I'll help you determine which improvements are worthwhile, which ones probably aren't, how to prepare the property and how we should position it against its competition.

Old Town Lafayette & the Local Lifestyle
Old Town is one of the things that gives Lafayette its own identity.
Instead of being entirely made up of subdivisions and shopping centers, Lafayette has a historic center where you'll find local businesses, restaurants and community activity.
For some buyers, being able to walk or bike to those amenities is a major priority.
Others would rather have a newer home farther from downtown.
Neither choice is better — they're simply different ways of living in Lafayette.
Parks, Trails & Waneka Lake
Outdoor access is a big part of the Boulder County lifestyle, and Lafayette is no exception.
Waneka Lake is one of the community's best-known outdoor destinations, and parks, trails and open spaces connect many parts of town.
For buyers who have a dog to walk, kids who need somewhere to run around, or simply want to get outside without driving somewhere first, proximity to trails and parks can become an important part of the home search.
And yes, as someone who spends a lot of time walking my own dog, Tater, that's something I notice. 😊
Which Lafayette Neighborhood Is Right for You?
Start by telling me how you actually want to live.
Do you want an older home with character? Newer construction? A larger yard? Trails nearby? Something walkable to Old Town? Easy access to Boulder? A condo or townhome with less maintenance?
Those answers are much more useful than searching the internet for somebody else's ranking of the “best neighborhoods in Lafayette.”
Once I know your priorities, we can narrow down which areas — and which homes — make sense.

Is Lafayette a good alternative to Boulder?
For some buyers, absolutely. Lafayette offers convenient access to Boulder while providing its own downtown, neighborhoods, parks and community identity. But the right choice depends on your budget, commute and lifestyle. Rather than assuming one community is better, I recommend comparing what your budget buys in each.
What kinds of homes are available in Lafayette?
Lafayette offers everything from condos and townhomes to older homes near Old Town, established suburban neighborhoods, newer construction and larger properties. Price and housing style can vary significantly depending on location.
Are there older homes in Lafayette?
Yes. Parts of Lafayette have older housing stock, particularly around Old Town and established neighborhoods. Older doesn't necessarily mean problematic, but buyers should pay attention to renovations, major systems and overall condition and complete appropriate inspections and due diligence.
How much is my Lafayette home worth?
Online estimates can provide a starting point, but they can't fully account for renovations, condition, lot, location or differences between neighborhoods.
I look at recent comparable sales, current competition and the specific characteristics of your property before recommending a pricing strategy.
Is now a good time to buy or sell in Lafayette?
That depends more on your circumstances than on a national real estate headline.
Inventory, interest rates, prices and buyer demand change over time. So do people's lives.
Sometimes moving now makes sense. Sometimes waiting does.
